How container home approval works in Queensland

A container home is not a shed and it is not a temporary structure. Once it is fixed to a site and used as accommodation, it is assessed as a Class 1a dwelling, or as a Class 1b or Class 10 building depending on how it is used, and it needs a Building Approval from a private certifier like any other house. The catch with containers is the cutting: window and door openings remove steel that was doing structural work in the original box, so an engineer needs to certify the modified structure through a Form 15 compliance certificate before we can sign off on it.

We then assess the design against the NCC, including footings and tie-down for the container's weight and wind loading, condensation and thermal performance through the steel skin, and waterproofing in any wet areas. If the container is going into a backyard as a secondary dwelling, Brisbane City Plan 2014 accepted development rules apply, commonly citing an 80 sqm gross floor area limit (check current limits with us), and flood overlays around waterways such as the Brisbane River and its tributaries can affect siting and floor levels.

Once the last inspection passes, we issue the Form 21 Final Inspection Certificate.

Is a shipping container home legal in Brisbane?

Yes, provided it gets a Building Approval like any other dwelling. It is assessed under the NCC and Queensland Development Code as a Class 1a, 1b or 10 building depending on use, not treated as a shed.

Do I need an engineer for a container home?
