A pool on a Sunshine Coast or Noosa property brings the same Building Approval requirements as anywhere else in Queensland, plus a few extra questions that come from the land itself: a coastal block with a shifting water table, an acreage lot with its own septic and access constraints, or a sloping hinterland site where the pool shell needs proper engineering before it goes near a slope. How pool approval works here
As your private certifier, licensed by the QBCC and regulated under the Building Act 1975, we assess your pool design against the National Construction Code (NCC) and the Queensland Development Code (QDC), then issue the Building Approval. Whether a council Development Approval is also needed depends on the planning scheme that applies to your site: Sunshine Coast Council administers the Sunshine Coast Planning Scheme 2014 across areas including Maroochydore, Caloundra, Buderim and Mooloolaba, while Noosa Shire Council administers the Noosa Plan 2020 around Noosa Heads, Noosaville and Tewantin. Many residential pools qualify as accepted development under either scheme, but larger pools, pools on acreage lots with additional structures, or pools on sites with an overlay may need council input first.
Coastal and low lying blocks near the beach or the Noosa waterways can carry flood or coastal erosion overlays that affect pool siting and shell design, and some low lying areas raise acid sulfate soil considerations during excavation. Hinterland and sloping sites around Maleny, Montville and similar areas need engineering that accounts for the slope itself, not just a standard shell design. The pool barrier must comply with the Queensland pool safety standard regardless of location, covering fence height, gate self-closing and self-latching function, and non-climbable zones. Assessment and approval

Final certificate
Once the pool and barrier pass inspection, we issue the Form 21 Final Inspection Certificate.

FAQs
Does a coastal block need special approval for a pool because of flooding or erosion?
Beach and waterway blocks around Mooloolaba, Coolum and the Noosa waterways can sit under a coastal erosion, storm tide or flood overlay, which affects pool siting and shell design. We check this against your specific address before assessing your plans.
Can I build a pool on a sloping hinterland block?
Yes, but the pool shell and any retaining need engineering that accounts for the slope, which is more involved than a standard flat block design. We work with your engineer to confirm the design meets the NCC and QDC before lodging.
Do I still need a Pool Safety Certificate as well as a Building Approval?
