Construction Certificate Sydney
Once council has approved your Development Application, you still need a Construction Certificate before you can start building. Vast Consulting Group is a registered certifier based in Botany, issuing Construction Certificates for builders, developers and architects across Sydney and appointed as Principal Certifier through to completion. We check plans the way a builder reads them, then confirm they stack up against the DA conditions and the National Construction Code.
How it works in New South Wales
A Construction Certificate is the technical approval that follows a Development Application. Where a project has gone through council for a merit based DA assessment, a registered certifier then checks the detailed construction drawings, specifications and engineering documentation to confirm they are consistent with the DA and comply with the National Construction Code and other relevant standards. Building work cannot lawfully start until the Construction Certificate has been issued.
The certifier who issues your Construction Certificate does not have to be council. Once your DA is approved, you can appoint any registered certifier, including Vast, as your Principal Certifier (PC) to issue the CC and then carry out the critical stage inspections required through construction. At the end of the project, your Principal Certifier issues the Occupation Certificate before the building can be used or occupied.

FAQs
Do I need a Construction Certificate if I already have DA approval?
Yes. A DA approves the use and design of a development in planning terms, but you also need a Construction Certificate confirming the detailed construction documentation complies with the Code before work can start.
Can I use a different certifier for my Construction Certificate than the one council used to assess my DA?
Yes. Council only assesses the DA. Once it is approved, you can appoint any registered certifier as your Principal Certifier to issue the Construction Certificate and manage inspections through to completion.
What is the difference between a Construction Certificate and a Complying Development Certificate?
A CC follows a council approved DA and covers only the construction detail. A Complying Development Certificate is a single approval issued by a certifier for projects that meet the Codes SEPP, without a DA at all.
How long does a Construction Certificate take to issue?
It depends on how complete and consistent your documentation is when you submit it. We can give you a general sense of typical timeframes once we have reviewed your drawings, but we do not promise a fixed number of days.
