Container homes on the Gold Coast

A container fixed to a site and lived in is a dwelling, assessed as a Class 1a, 1b or Class 10 building under the National Construction Code and the Queensland Development Code, not treated as a shed. Every window, door or service penetration cut into the box removes structural steel, so an engineer needs to certify the modified container through a Form 15 before we can issue a Building Approval. Beyond that, the Gold Coast raises issues that a Brisbane suburban lot usually will not.

Salt air and coastal exposure accelerate corrosion on steel cladding and fixings, so protective coatings and detailing at joins matter more here than inland. Canal and waterfront lots around Hope Island, Helensvale and the Broadwater can carry flood overlays that set minimum floor levels, and some coastal addresses sit within storm tide or coastal erosion prone area overlays under the Gold Coast City Plan. Wind classification also tends to run higher on exposed coastal blocks, which changes the tie-down engineering an insurer or certifier will want to see. Where the container is going in as a backyard secondary dwelling, City Plan accepted development limits apply, commonly citing an 80 sqm gross floor area cap (check current limits with us).
