Container homes across two planning schemes

A container home fixed to a site and lived in is assessed as a dwelling under the National Construction Code, generally a Class 1a, 1b or Class 10 building depending on use, not as a shed or a temporary structure. As with any container conversion, cutting windows, doors or service penetrations removes structural steel from the box, so an engineer needs to certify the modified structure through a Form 15 compliance certificate before we can issue a Building Approval. We then check footings and tie-down, insulation and vapour management to prevent condensation on the steel skin, waterproofing in wet areas, and termite management where the container meets the ground.

South of the Maroochy River, that assessment sits under the Sunshine Coast Planning Scheme 2014 and Sunshine Coast Council; north around Noosa Heads, Noosaville and Tewantin, it sits under the Noosa Plan 2020 and Noosa Shire Council, which sets its own criteria for what counts as accepted development. Hinterland and acreage blocks around Maleny, Montville and the ranges behind both council areas often carry bushfire hazard overlays, which can require a bushfire attack level assessment and construction requirements for the container's cladding and openings, plus steep slope overlays that affect footing design. Where the container is a backyard secondary dwelling, accepted development floor area limits apply and commonly cite around 80 sqm (check current limits with us), though the figure and conditions differ between the two schemes.

Do container home rules differ between the Sunshine Coast and Noosa?

Yes. Sites south of the Maroochy River are assessed under the Sunshine Coast Planning Scheme 2014 by Sunshine Coast Council, while sites around Noosa are assessed under the Noosa Plan 2020 by Noosa Shire Council. Both councils set their own accepted development criteria for a secondary dwelling.

Can I put a container home on a hinterland or acreage block?
